During the construction of our last four Northamptonshire, Warwickshire, and Leicestershire-based developments, we’ve made considerable financial contributions that have gone directly into the local communities. More than £1.1 Million has been allocated to the provision of educational and recreational facilities, improving access to public transport, and funding environmental projects such as increasing biodiversity. Additionally, of the 161 new homes we built in Burton Latimer, Rugby, Lubenham, and Hallaton, more than a quarter were handed over to housing associations, offering shared ownership and rental opportunities within the local area and we have ensured four new homes were made available only to persons with strong local connections and at a permanent discount to the market value, helping to sustain communities.
The contributions made were through agreements between us and the local planning authorities, where a grand total of more than £750,000 was allocated to support education services within the local area. A further contribution of £114,000 helped with the provision of both indoor and outdoor sporting facilities, and many more services and projects also received support.
So, why do these agreements exist? Quite simply, ‘planning gain’ ensures the impact of any new homes built is positive for the community. To put this into context, a new house is likely to mean another car (or cars) on the roads, a potential need for children to attend nearby schools, and an increase in demand for local services such as doctors’ surgeries. The financial contributions are tailor-made to the specific needs of the local community, and payment is made prior to any building project starting.
Whilst these agreements are a statutory part of the planning process, as a business we work hard to ensure our impact on the locations where we’re building is as positive as it can be. This was a key motivation for establishing the Local Foundations initiative, that you can read more about here.
We are currently building new homes in Hallaton and Nether Broughton, with future homes coming to Melton Mowbray, Brigstock, Barton Seagrave, and Stoke Albany. We look forward to supporting more local communities as the year progresses.
