Buying your dream home is an exciting journey, but we know it comes with plenty of questions. We've gathered the most common queries from our homeowners to help you feel confident every step of the way.
Choosing a new home
How do I find out more about your ‘Coming Soon’ developments?
To make sure you are always the first to receive information on a particular development please sign up to our mailing list and you will be sent any new information as soon as it becomes available.
I am interested in a particular plot, but it hasn’t been released. When will it be released and how much it will cost?
As mortgage offers tend to expire within 6 months, plots are not typically released for sale until the completion date falls within this window. It is at this point that we can confirm the selling price.
In certain circumstances, for example if the purchaser does not require a mortgage (non-dependent), we may consider releasing plots outside of this timeframe. If you are interested in a particular plot, please get in touch so that we can help.
When is the show home open?
Our Hanwood Park show home is open Friday to Sunday, from 10am to 5pm.

Reserving and viewing your new home
How do I reserve a home?
To make a reservation you must be in a proceedable position (for example, sold subject to contract if this purchase is dependent on the sale of another property)
The initial reservation fee is 1% of the purchase price, with a further 9% payable upon exchange of contracts.
How often can I view my home once I have reserved?
If you have reserved off plan or your home is currently under construction, we will invite you to view it throughout the different stages of construction, as and when it is safe for you to do so.
If the home you have reserved is already built, we will arrange a convenient time for you to view.
Personalising your new home
What is your standard specification?
Our homes are built to a high standard using materials that last and suppliers who are known for the quality of their products. As this may vary slightly between developments, we recommend viewing the specification within the development brochure.
Do we get to choose the fixtures and finishes in our new home?
Once you have reserved your home, you will be taken through the sales process step by step, and a convenient time will be arranged for you to make your choices. The elements of your home you may get to decide on include kitchen range, handles and worktop, plus floor tiles and bathroom tiles (please note, the availability to make choices is dependent upon the stage of the build).
Is it possible to make changes to our new home?
There is a limit to what we can do within the plans that have been approved. Nevertheless, the earlier you speak to us, the more flexibility we have. If we can help, we will.
After you've moved in
What aftercare service do you provide?
We pride ourselves on providing excellent customer service from the moment you first get in touch through to after you have moved in. To streamline the aftercare service for you, once you've completed your purchase we'll provide you with access to a web-based app called Clixifix. You can use Clixifix to log individual issues, create inspection lists, and discuss any queries you may, for instance to check the colour of paint used in your home.
What is the Consumer Code?
The Consumer Code for Home Builders gives protection and rights to purchasers of new homes, ensuring that all new home buyers are treated fairly and are fully informed about their purchase before and after they sign the contract. Please click here for more information.
What is covered by the new home warranty?
Anybody who buys one of our new homes is protected by an insurance-backed 10-year warranty and will be provided with a Certificate of Insurance on handover.
The warranty cover can be split into two distinctive time periods. The first two years following completion is called the Defects Insurance Period, during which time Grace Homes is responsible for putting right any defects in the home (a comprehensive list of what is covered will be provided in your welcome pack on Guided). The remaining eight years of the warranty is known as the Structural Insurance Period. Any valid claims during this period are dealt with by the insurer.
The warranty provider we use can differ from development to development. You will be advised of the provider at the point of reservation. If you wish to find out more in the meantime, you can or read more about the Premier Guarantee warranty here.
