What is the level of council tax
The level of Council Tax for each property is based upon a valuation set by the Valuation Office Agency. A property is not normally valued until it is complete. In the meantime, you can click to view the Council Tax bands set by North Northants Council which will provide an estimated cost of how much Council Tax you should pay.
Why is the CGI the same on multiple properties?
The same CGI is used when homes on different plots share the exact same architectural style and layout.
What is the future homes standard?
The Future Homes Standard aims to increase the building performance of new homes in the UK.
The Standard includes reducing carbon emissions by 75-80% compared to current standards, contributing to the UK’s net-zero ambitions. As well as low carbon heating systems, there is a focus on fabric efficiency through improved insulation.

Is there any aftercare after the sale?
Grace Homes has a dedicated Customer Care team to answer any questions and resolve any issues promptly.
After the first seven days, you will receive a site manager visit and then a 28-day site sign off. You will then be handed over to the aftercare team for the next two years.
All residents are provided with access to a web-based app called Clixifix. This app can be used to log any defects, create inspection lists and to discuss any queries you may have.

Can I change my mind after reserving?
Yes, you can change your mind after reserving a home. The Consumer Code for Home Builders offers a mandatory 14-day cooling-off period during which you can cancel and receive a full refund of the reservation fee. After this time, you can still cancel but a proportion of this fee may be retained to cover reasonable administrative costs.
We recommend checking the terms and conditions at the time of your reservation to be clear on what to expect.
