What to Consider When Buying a New Build Property

There is something rather appealing about knowing you are the first person to ever live in a home. There is no need to paper over someone else’s bad taste or make good any over-enthusiastic DIY projects. But new, does not always mean better. If you are considering buying a new home make sure you consider the following points first.

Check the quality inside and out.

It is easy to get carried away with the interiors when you are viewing a show home, so make sure you take time to consider the quality of the build as well as the standard of the internal finish. Ask yourself if the rooms are well thought out and well proportioned? Is the garden of a sufficient size? Have enough parking spaces been allocated per home?

Can you make your home your own?

If you are buying your home before, or whilst, it has been built, are you able to make any changes to the design of it? Some builders allow customers a degree of personalisation such as a kitchen redesign, changes to the fixtures and fittings, even moving walls around.

Is your new home as energy efficient as it should be?

All new homes should have a good energy efficiency rating (between A and C). Look out for highly efficient boilers, solar panels, underfloor heating and top rated insulating materials as these could all help to cut down your energy bills and reduce the impact of your home on the environment.

What happens after you have moved in?

It is common for new build properties to require minor corrections within the first few months, and so it is important to know there will be someone to hand to resolve any issues you may be facing in your new home. Make sure you know who you can contact once you have moved in.
