At Grace Homes we are always looking for new opportunities. We have funds available for the acquisition of development land with or without planning permissions in Northamptonshire, Cambridgeshire, Leicestershire and Rutland. If you have a development opportunity, from single plot upwards, please get in touch. We have a reputation for completing deals as agreed and on time.

We specialise in promoting land through the planning process. In particular we have had success working in partnership with landowners where obtaining Planning Consent has been difficult due to conservation and other design constraints. We have in house planning and design expertise, and have also developed a strong working relationship with a number of consultants dealing with design, planning, traffic, noise, contamination, landscaping, archaeology and ecology.

The opportunity for a landowner to share in our success does not end with the planning process; we have developed a number of projects in Joint Ventures with the landowner.

Case Study

Spire View, Woodford

We completed our development at Spire View, Woodford, Northamptonshire in 2010. Our involvement in the site began two years earlier when we purchased the redundant farmyard that had Planning Permission to construct seven new cottages, from the family who had farmed there for many years.

Along with the purchase of the farmyard, we also purchased the adjoining Grade II listed farmhouse and traditional barns. It was important to the family to sell the development site and farmhouse in its entirety. Although no Planning Permission had been secured for the refurbishment of the Farmhouse or the conversions of the barns, they showed great potential.

The purchase was subject to an overage payable if the barns received planning and listed building consents. By proposing a sensitive scheme for this, we were successful in gaining Planning Permission and were pleased to pay the overage to the Vendors. In addition we obtained planning permission for an additional plot on the vendors retained land, thereby delivering further value.

We are very proud of the completed development which complements the centre of this conservation village and is very sensitive to the listed buildings that have been incorporated and given a new lease of life.
